Building customer trust and making the sector more organized and disciplined was another objective of Real Estate Regulation Act. Bengaluru takes another initiative to meet such objective.
More than 400 projects were operational and many of them were on the verge of completion on the basis of provisional approval granted to the developers.
Karnataka is the second state to implement RERA Act for real estate. RERA Authority has successfully registered 1,331 projects out of 1,982 applications in the state.

RERA Karnataka- The builders who failed to register themselves with RERA Authority are barricaded from advertising, marketing, booking, selling or offering to sell any plot, apartment or building.
Since there has been a delay in RERA Filing, the developers are hoping that Center may extend the deadline as it may invite a whale of fine.

RERA was established to do away with project delays, malpractice, and irregularities in norms and increase transparency and accountability from builders and homebuyers both.
The Karnataka High Court on 16.11.2021, allowed a deferment of all loan repayments, and directed the bank not to recovery the home loan and refrain from take any coercive action.
The Ministry of Housing and Urban Affairs published a progress report of RERA cases on May, 1 2021 which accounts to 75% of the total disposed cases in the region of Uttar Pradesh, Maharashtra and Haryana.

RERA Authorities being regulators are trying to help the Developers in one form or the other. Maharashtra & Karnataka-RERA have already given a three-month extension to registered projects.
