Revised RERA Regulation for project Registration under Haryana RERA

The Government of Haryana has decided to constitute two RERA (Real Estate Regulatory Authority) in the State of Haryana

  1. Panchkula RERA – This authority have jurisdiction over Haryana except the district of Gurugram
  2. Gurugram RERA – This authority would have jurisdiction over Gurugram, Only.

As per powers given u/s 85 of Real Estate (Regulation and Development) Act, 2016, the RERA, Panchkula, has notified “The Haryana Real Estate Regulatory Authority, Panchkula, (Registration of Projects) Regulations, 2018 vide notification dated 09/02/2018 which prescribed the revised regulation for registration of project.

The revised form REP-1 shall require the following documents: (3 copies)

  1. Complete KYC of the Promoter details based on the type of entity, (For company- Incorporation Certificate MOA and AOA)
  1. Details of Directors KYC, including
  • Photo
  • Pan Card copy
  • Aadhar card copy
  1. Board resolutions for Authorised Signatory along-with KYC of Authorised Signatory
  2. Pan Card of Promoters
  3. Prescribed Details of Projects launched by promoter or promoters in last 5 years, duly certified by Chartered Accountant
  4. Litigation details in the projects launched in last 5 years
  5. Details of current project for which registration is being sought
  • Details of landowners
  • Copy of Licence Granted
  • Estimated cost of the project
  • Name of agency for undertaking external developments like
    • Roads
    • Power
    • Water Supply
    • Sewerage system etc
    • Copy of Approved Layout Plan
  1. Allocation of project land in various land uses and activities
  2. If any part of project has been retained for commercial use
  3. Phase details of project
  4. Development plan along-with physical and financial analysis
  5. Complete details of facilities to be provided
  6. Time schedule for completion of project
  7. % of work completed on on-going projects
  8. Physical and financial progress report of the project
  9. Details of contractor, architect, services
  10. Copy of approvals available
  11. Bank account Details
  12. Source of funds for preliminary development
  13. Chartered Accountant certificate that the promoter has not defaulted any debt liability in last 5 years
  14. Copy of Draft allotment letter
  15. Copy of agreement letter

The revised regulations are to be complied with by all the promoters which new project or on-going project which are pending for RERA registration.
